Terms of use

These terms govern your access to and use of propertyruler.com, including its pages, images, data files and any other content or service made available through it (the “Site”), operated by Property Ruler (“we”, “us”). By accessing or using the Site you agree to these terms. If you do not agree, you must not use the Site.

1. Permitted use

Subject to these terms, you may use the Site for your own research into residential property, which includes:

  • viewing, searching and comparing layouts;
  • editing sizes and exporting individual plans in your own browser;
  • sharing individual exported plans with others, including clients, provided that every watermark, credit and notice on them is kept intact and unaltered; and
  • linking to any page of the Site.

2. Prohibited use

Except as expressly permitted in clause 1 or 3, or with our prior written permission, you must not:

  • use any robot, spider, scraper, crawler, script, AI agent or other automated means, or any systematic manual process, to access, extract, copy, download or monitor any content or data on the Site, including its API endpoints, data files and images;
  • copy, reproduce, republish, distribute, sell, license, transmit or otherwise make available all or any substantial part of the Site’s content, or any part of it systematically or repeatedly;
  • use any content or data from the Site to create, populate, train or improve any website, application, database, dataset, listing, model or service, including one that competes with the Site;
  • remove, obscure, crop out or alter any watermark, credit, copyright notice or other notice;
  • frame, mirror or embed the Site, or any part of it, within another website or service; or
  • interfere with or disrupt the Site, or attempt to bypass any measure that restricts or limits access to it.

3. Search engines and AI answer services

Search engines and AI answer services may crawl publicly available pages of the Site in accordance with its robots.txt, solely to index them and to show results or answers that identify and link to the Site, quoting no more than is reasonably necessary for that purpose. This does not permit any use prohibited by clause 2, including compiling, storing or redistributing the Site’s content as a dataset.

4. Intellectual property

The room measurements, the dimension lines, labels and other annotations drawn on the plans, the selection, arrangement and presentation of the Site’s content, and the Site’s text, design and software are owned by us or our licensors and are protected by copyright and other laws. All rights are reserved; except as set out in clause 1, no licence is granted.

Floor plans, artist’s impressions, development names and marks belong to their respective owners. They are reproduced from developers’ sales brochures for identification, comparison and review, and these terms grant no rights in them. Owners who wish to have material credited differently or removed may contact us at the address below.

5. Information only

Room sizes are measured on a best-effort basis from brochure plans, which are themselves approximate and subject to final survey. Sizes, areas and other information on the Site are a guide only. They are not a survey, valuation or professional advice and must not be relied on in deciding to buy, sell, rent or finance any property. Always refer to the developer’s materials and your sale and purchase documents, which prevail over anything on the Site.

6. No warranty; limitation of liability

The Site is provided “as is” and “as available”, without warranties of any kind, express or implied, including as to accuracy, completeness, availability or fitness for a particular purpose. To the fullest extent permitted by law, we are not liable for any loss or damage, whether direct, indirect or consequential, arising out of or in connection with your use of, or reliance on, the Site or its content. Nothing in these terms excludes or limits any liability that cannot be excluded or limited by law.

7. Breach

If you breach these terms, your permission to use the Site ends immediately. We may block or restrict access by any person, system or network we reasonably believe is breaching them, and we reserve all rights and remedies, including injunctive relief and damages.

8. Changes

We may change these terms at any time by posting a new version on this page. The version posted when you use the Site applies; continued use after a change means you accept it.

9. Governing law

These terms are governed by the laws of Singapore. The courts of Singapore have exclusive jurisdiction over any dispute arising out of or in connection with them or the Site.
